Hire a Realtor to represent you through the home buying process. Complete a Buyer Representation Agreement with your agent.
Contact a mortgage professional and get pre-qualified for a loan. This process will allow you to determine the correct price range for your budget. Generally, you can afford a home equal in value to between 2-3 times your gross income.
Receive a prequalification letter from the mortgage professional. This letter will be submitted to the home seller when you find the perfect home.
Determine that you have enough money saved for your down-payment and closing costs (including pre-paid insurance, taxes, title fees, appraisal, and more).
Develop a “wish list” of items you would like in your next home. Prioritize those features to better assist you in finding the perfect home.
Determine which neighborhoods or areas of town you are interested in. Consider the schools, amenities, area expansion, safety, and commuting time.
The North Texas Top Team, Realtors will gather comparable sales data for the home you are planning to buy. Based on this information, a written offer to purchase the home will be made. A copy of your pre-qualification letter will be included with this offer.
As your agent, we will negotiate with the home seller on your behalf and help you get the best price possible for your new home.
After both the buyer and seller agree to terms, our agents will “execute” the contract. The contract is sent to the lender and the title company so that everyone can work to get you moved into your new home.
Your lender will request supporting documents from you to finalize your loan. Providing these documents quickly will ensure your file moves smoothly through the process. Some documents will be updated just prior to closing, so plan to keep these items together for easy access.
Schedule and attend your home inspection. Your home inspector will go through your new home and provide you with detailed information and a report showing you any areas of concern. This is usually done soon after an accepted contract.
If any repairs are needed, we will assist you in negotiating with the home seller & their agent. We are also happy to provide referrals for contractors as needed (HVAC, plumbing, carpet, paint, handyman, etc).
Choose and order a home warranty. Your home warranty will protect you and your family during the first 12-months of home ownership for many items that may need future repairs. Your home warranty can be extended annually if desired.
Choose your home owner insurance carrier. We recommend that you contact your agent that provides your auto insurance or life insurance as you may get a multiple policy discount. We do recommend that you gather more than one rate quote for comparison.
Schedule a moving company and utility services (electric, water, gas, phone, cable, security, etc).
Begin packing.
Schedule a closing date & time.
Attend closing and get the keys to your new home!
