This is the busy season for Realtors.
On top of that, it's a strong seller's market in the Dallas/Fort Worth area - which is something we haven't seen for a while. Most homes that are in good condition and priced well, have been going under contract within a matter of hours or days. If your home is on the market more than a few weeks, there is likely something that needs to be addressed. Take this home for example. A beautiful 3/2/2 home on a nice interior corner lot in an established neighborhood. We listed it on a Thursday. The first buyers who came to see it showed up on Thursday afternoon. They made an offer first thing Friday morning. By Friday afternoon, we had another 4 or 5 showings and multiple offers. The sellers are currently under contract to sell their home for a price above the list price.

Real Estate Market Report for January 2013
It is still a STRONG Seller’s Market in Parker Texas & Murphy Texas!!! Anytime there are less than 6-months of inventory available for purchase it is considered a Seller’s Market because there are more buyers than there are homes available for sale. This means that homes are selling more quickly and usually for top dollar.
Here’s a recap of the real estate market in Parker TX & Murphy TX for January 2013.
Inventory is down: The number of homes available for sale in Parker & Murphy Texas is down 12.7% from January 2012.
Homes are selling quickly: Last year the average time to sell a home was 148 days on the market. In January 2013 the average time is 97 days on the market – that’s a 34.3% drop in the time it takes to sell.
Home prices are rising: The average homes sales price in Parker & Murphy, Texas is $335,233 as of January 2013. This is an increase of 1.5% from last year. Please note this is the average for all homes sold across both cities.
Contracted & Closed sales are up: The total number of homes under contract is up 50% from January 2012, and the projected closed sales are up 58.1% from January 2012 to January 2013.
STRONG Seller’s Market: Current inventory shows only a 3 month supply of homes available for sale (that’s down 29.9% from January 2012). A balanced market is a 6 month supply (and a buyer’s market is anything over 6 months supply).

Buyers are still getting loans locked with 4% or less interest for 30-yr fixed. Home buyers in Parker & Murphy Texas are looking for a home to purchase, and when they find one that is well-maintained and priced right – they are making their purchase offers quickly.

What happened in Plano TX Real Estate – January 2013
It is still a STRONG Seller’s Market in Plano Texas!!! Anytime there are less than 6-months of inventory available for purchase it is considered a Seller’s Market because there are more buyers than there are homes available for sale. This means that homes are selling more quickly and usually for top dollar. Currently we have 2-months of inventory in Plano TX.
Here’s a recap of what the real estate market in Plano TX was doing in January 2013.
Inventory is DOWN: In January 2013 there were only 328 homes available for sale in Plano Texas. This is down 2.7% from January 2012.
Homes are selling FAST: Last year the average time to sell a home was 103 days on the market. In January 2013 the average time is 78 days on the market – that’s a 24.2% drop in the time it takes to sell.
Home prices are rising: The average homes sales price in Plano, Texas is $262,482 as of January 2013. This is an increase of 8.2% from last year.
STRONG Seller’s Market: Current inventory shows only a 2 month supply of homes available for sale (that’s down 42.7% from January 2012). A balanced market is a 6 month supply (and a buyer’s market is anything over 6 months supply).

Buyers are still getting loans locked with 4% or less interest for 30-yr fixed. Home buyers in Plano Texas are looking for a home to purchase, and when they find one that is well-maintained and priced right – they are making their purchase offers quickly.

Anytime there are less than 6-months of inventory available for purchase it is considered a Seller’s Market because there are more buyers than there are homes available for sale. This means that homes are selling more quickly and usually for top dollar. Currently we have 1.9 months of inventory in Wylie TX.
Here’s a recap of what the real estate market in Wylie TX was doing in January 2013.

Why listing NOW is an advantage
1. Inventory of competing homes is lower than normal right now, which makes our market at STRONG Sellers Market. Your home stands out better with serious buyers, who have less to choose from. A lot of people feel just like you. They don't understand that there will be flood of new listings on the market during the Spring/Summer. And that increased supply without an equal increase in demand, will give buyers more choices and sellers less negotiating power. If you want to sell for the most money possible, now may be the best the time.
2. Only serious buyers are out in the winter months, so fewer people are running through your house that are just “looking”. If your home is priced right, you will get a buyer sooner rather than later. Think about how fantastic it will be to have this all finished when others are just getting started.
3. Buyers want to take advantage of the current low interest rates, which means they are buying under a perceived deadline. Right now, buyers have less inventory to choose from, getting you the best price.
4. The weather has been unseasonably warm this winter, meaning more buyers are out actually looking at homes now (which usually doesn’t happen until the Spring).
5. Buyers are looking for homes to buy today. If you don't list until later in the year, you might miss out on those buyers. They can't buy yours if it's not for sale.
The bottom line is that if your home isn't available, you may miss your perfect buyer! If you know you want to sell, don't wait. As they say, "You can't win if you don't play."

Real Estate Searches Up 253% on Google!

What do home buyers do when they are looking for a home? They Google it! Real estate-related searches on Google.com have grown 253% over the past 4-years, according to a joint study from the National Association of REALTORS® and Google.
Additionally, the National Association of REALTORS® reports that search activity on REALTOR.com has increased 31% nationwide between March and October 2012.
“Increasingly, online technologies are driving offline behaviors, and home buying is no exception,” said Google Head of Real Estate Patrick Grandinetti. “With 90 percent of home buyers searching online during their home buying process, the real estate industry is smart to target these people where they look for and consume information—for example through paid search, relevant websites, video environments, and mobile applications.”
The study uncovered the following trends:
· In the beginning of their search, buyers rely on search engines like Google or Yahoo! or Bing.
· During the process of searching for a home, they also use maps and mobile applications. (Mobile applications are used most toward the end of their search, probably because they are driving by homes and through neighborhoods)
· Of those who used a mobile device in their home search, 48% did so to get directions to homes for sale, and 45% to request more information about home features or real estate services.
· First-time buyers frequently searched terms such as “FHA loan,” “FHA,” “home grants,” “home loan,” and “home buyer assistance.” Last year, almost half of first-time buyers purchased their homes with a FHA mortgage. (probably because of the low interest rates)
· Searches on numbers of bedrooms/bathrooms, square footage, garages, and swimming pools accounted for 70% of all searched features on REALTOR.com.
According to NAR's most recent “Profile of Home Buyers and Sellers”, MLS websites and REALTOR.com were the top two websites used in online home searches.
If you are a Realtor and you are targeting home buyers and sellers, you definitely need to be taking advantage of the search engines and make sure you are highlighted as the area expert on Realtor.com. You also need to ensure that your website is optimized for mobile applications.

What happened in Wylie TX Real Estate – October 2012
It is still a STRONG Seller’s Market in Wylie Texas!!! Anytime there are less than 6-months of inventory available for purchase it is considered a Seller’s Market because there are more buyers than there are homes available for sale. This means that homes are selling more quickly and usually for top dollar.
Here’s a recap of what the real estate market in Wylie TX was doing in October 2012.
Inventory is DOWN: In October 2012 there were only 189 homes available for sale in Wylie Texas. This is down 46% from October 2011 when there were 353 homes available for sale.
Prices are UP: The average sales price was $187,445 in October 2012. This is up 10.5% from October 2011 (when the average price was $169k).
Homes are selling FAST: Last year the average time to sell a home was 101 days on the market. In October 2012 the average time is 63 days on the market – that’s a 37% drop in the time it takes to sell.
STRONG Seller’s Market: Current inventory shows only a 2.4 month supply of homes available for sale. A balanced market is a 6 month supply (and a buyer’s market is anything over 6 months supply).
Homes priced $0 - $200k - Wylie saw 41 homes sold and closed in October 2012. Of these 41 homes sold; only 15 of them were priced below $150,000 (and only 2 were priced below $100k). Only 7 of the homes sold took longer than 99 days to sell. This means that homes in this price point are MOVING!
Homes priced $201k - $375k – 22 homes sold and closed in October 2012 priced in this price range. The average sales price was $260,000 and the average timeframe to sell was 64 days.
As buyers are looking at homes to purchase, they currently have a smaller selection to choose from, which means they sell faster and for more money! Buyers are also still getting loans locked with 4% or less interest for 30-yr fixed.

Today, there are 73 homes for sale under $200,000 in the Wylie area. There are 65 homes to choose from between $200k-$300k, and 34 homes for sale priced from $300k-$500k. No matter what you are looking for, we can find it for you.
